What happened?
One thing I’ve noticed after helping people make major financial decisions over many years is that people seldom overprice their homes because they are greedy.
More often, they are afraid of leaving money on the table.
That is why many sellers find it emotionally easier to start with a high price and reduce it later rather than pricing the home at fair market value from the beginning.
Ironically, when a home is priced well and receives a quick offer, many sellers immediately think:
“Maybe I priced it too low.”
In my experience, that is rarely what happened.
More often, the market rewarded the seller because the home was priced exactly where buyers believed it should be. Goldilocks pricing. Not too high, not too low, but just right.
What’s really going on?
I have seen this same pattern far beyond real estate.
People hold onto losing investments because selling makes the loss real. As long as they still own the investment, there is hope it will recover.
People stay in jobs they hate because finding a new one is difficult and uncomfortable. Staying may not make them happy, but at least it feels familiar and predictable.
Different situations. Same pattern.
We often make decisions based more on the fear of future regret than on what gives us the best chance of success.
Why should you care?
Recognizing this pattern helps you see when fear is quietly starting to make the decision for you.
Sometimes the best decision is to price the house at fair market value.
Sometimes it is time to sell the investment and move on.
Sometimes it is time to send out your resume.
The situations are different. The pattern is not.
What question should you ask yourself?
“Am I making this decision because it is truly the best option, or because I am afraid of what I might lose?”
That question has fascinated me for years.
I am endlessly curious about what is really going on beneath the surface, whether it involves real estate, business, careers, or relationships.
Understanding what is actually driving a decision makes it easier to recognize opportunities, avoid costly mistakes, and make choices that stand the test of time.
